How This Calculator Works

This calculator estimates the federal tax, the 3.8% Net Investment Income Tax (NIIT) and the state tax on a profit from selling stocks, funds, crypto or real estate. Enter what you paid, what you sold for and your other income for the year.

A gain on something you held more than a year sits on top of your other taxable income and is taxed at 0%, 15% or 20%. A gain on something held a year or less is taxed like wages, at 10% to 37%. If you sell your main home and lived in it for at least 2 of the last 5 years, Section 121 lets you leave out up to $250,000 of gain ($500,000 for Married Filing Jointly).
