This calculator adds up your monthly mortgage payment: principal and interest, property tax, homeowners insurance, private mortgage insurance (PMI) and HOA dues. Property tax uses your state’s average rate and PMI is estimated at 0.65% of the loan a year, so your real bill will differ somewhat.
On a conventional loan, putting down less than 20% usually means paying PMI. Under the Homeowners Protection Act, it ends automatically when the balance on your original payment schedule reaches 78% of the home’s original value. If you pay extra principal, you can ask your lender to cancel once your actual balance reaches 80%. The calculator assumes you do.
